Can You Say - Malwarebytes' Anti-Malware

One of my Internet savvy clients contacted me last week in a panic about a virus that hit her computer. This client knows not to open unidentified emails, but she was in a rush and did not realize that she opened a specific email. When she did this a virus was released and her entire system crashed.

She had her husband who is extremely technology oriented and had his team of computer consultants work on the problem. This took a couple of days and still the results were not great. So, she then contacted Microsoft and they had her use this program to look deeper into her system.

She was quite impressed with the program since it found several worms, small viruses, etc and it totally cleaned her computer.

As a real estate virtual assistant I am always looking at programs to help me in my virtual assistant business as well as my clients, so this morning I saw this product on ZDnet.com and felt it was worthy of mentioning. You might want to bookmark it and try the free trial to see what is lurking on your computer.

Housing and Recovery Act of 2008

Working as a real estate virtual assistant I am always looking for new information to use for my real estate clients to post on blogs or in their newsletter. If you have not seen this, please take a moment to review. This is not only helpful to you as an individual, but something you can actually use for your real estate clients.


President Bush signed into law H.R 3221, "The Housing and Recovery Act of 2008" on July 30, 2008. This bill passed the House on July 23, 2008, by a vote of 272-152. On Saturday, July 26, 2008, the Senate passed the bill by a vote of 72-13. The bill includes the following provisions:

• GSE Reform - including a strong independent regulator, and permanent conforming loan limits up to the greater of $417,000 or 115% local area median home price, capped at $625,500. The effective date for reforms is immediate upon enactment, but the loan limits will not go into effect until the expiration of the Economics Stimulus Limits (December 31, 2008).

• FHA Reform - including permanent FHA loan limits at the greater of $271,050 or 115% of local area median home price, capped at $625,500; streamlined processing for FHA condos; reforms to the HECM program, and reforms to the FHA manufactured housing program. The downpayment requirement on FHA loans will go up to 3.5% (from 3%). The effective date for reforms is immediate upon enactment, but the loan limits will not go into effect until the expiration of the Economic Stimulus limits (December 31, 2008).

• Homebuyer Tax Credit - a $7,500 tax credit that would be available for any qualified purchase between April 8, 2008 and June 30, 2009. The credit is repayable over 15 years (making it, in effect, an interest free loan).

• FHA foreclosure rescue - development of a refinance program for homebuyers with problematic subprime loans. Lenders would write down qualified mortgages to 85% of the current appraised value and qualified borrowers would get a new FHA 30-year fixed mortgage at 90% of appraised value. Borrowers would have to share 50% of all future appreciation with FHA. The loan limit for this program is $550,440 nationwide. Program is effective on October 1, 2008.

• Seller-funded downpayment assistance programs - codifies existing FHA proposal to prohibit the use of downpayment assistance programs funded by those who have a financial interest in the sale; does not prohibit other assistance programs provided by nonprofits funded by other sources, churches, employers, or family members. This prohibition does not go into effect until October 1, 2008.

• VA loan limits - temporarily increases the VA home loan guarantee loan limits to the same level as the Economic Stimulus limits through December 31, 2008.

• Risk-based pricing - puts a moratorium on FHA using risk-based pricing for one year. This provision is effective from October 1, 2008 through September 30, 2009.

• GSE Stabilization - includes language proposed by the Treasury Department to authorize Treasury to make loans to and buy stock from the GSEs to make sure that Freddie Mac and Fannie Mae could not fail.

• Mortgage Revenue Bond Authority - authorizes $10 billion in mortgage revenue bonds for refinancing subprime mortgages.

• National Affordable Housing Trust Fund - develops a Trust Fund funded by a percentage of profits from the GSEs. In its first years, the Trust Fund would cover costs of any defaulted loans in FHA foreclosure program. In out years, the Trust Fund would be used for the development of affordable housing.

• CDBG Funding - provides $4 billion in neighborhood revitalization funds for communities to purchase foreclosed homes.

• LIHTC - modernizes the Low Income Housing Tax Credit program to make it more efficient.

• Loan Originator Requirements - strengthens the existing state-run nationwide mortgage originator licensing and registration system (and requires a parallel HUD system for states that fail to participate). Federal bank regulators will establish a parallel registration system for FDIC-insured banks. The purpose is to prevent fraud and require minimum licensing and education requirements. The bill exempts those who only perform real estate brokerage activities and are licensed or registered by a state, unless they are compensated by a lender, mortgage broker, or other loan originator.

The Law of the Garbage Truck

I just had to share this story with my fellow real estate virtual assistants and virtual assistants. This is so true. Take a moment to read and then read it every time something happens that is a negative.

One day I hopped in a taxi and we took off for the airport. We were driving in the right lane when suddenly a black car jumped out of a parking space right in front of us.

My taxi driver slammed on his breaks, skidded, and missed the other car by just inches!

The driver of the other car whipped his head around and started yelling at us.

My taxi driver just smiled and waved at the guy. And I mean, he was really friendly…!

So I asked, “Why did you just do that? That guy almost ruined your car AND sent us to the hospital!”
That is when my taxi driver taught me what I now call, “The Law of the Garbage Truck.”

He explained that many people are like garbage trucks. They run around full of garbage, full of frustration, full of anger, and full of disappointment.

As their garbage piles up, they need a place to dump it and sometimes they’ll dump it on you. Don’t take it personally. Just smile, wave, wish them well, and move on.

Don’t take their garbage and spread it to other people at work, at home, or on the streets.

The bottom line is that successful people do not let garbage trucks take over their day.

So take your own garbage out …but not out on others

Real Estate Virtual Assistants - Organize Your Time!

Owning a business as a real estate virtual assistant it took awhile and a lot of changes have been made over the past 10 years in how I structure my time, but I think I have finally mastered it! Yeah right!

As a mother of three boys who are very active in sports as well as in academics I find myself with little time for me!

As I have always said, God first, Family second, Career third. It is hard to balance everything and keep everyone happy. Am I right? Am I the only one with the never ending problem?

What I have found is getting plenty of rest really does help! I now structure my time to get up before anyone else in the house so that I can have my 20 minutes with The Lord, spend time with my all my pets (3 Burmese Cats, a3 pound Yorkie and then my lab, retreiver and collie), and tend to the things that are important to me. Once the house awakes I am in full gear to prepare them for school. Once I arrive home to a house of peaceful quite, I begin my work day. Take a lunch break away from the computer, do a little housework, prepare dinner, then I go back and start my afternoon just as fresh as I did that morning. Then I pick up the kids from school, run my errands and when we get home I get the boy's situated with a snack, homework and their chore list. YES, my boy's have chores! It is good for them! Then I work till 6:00 PM and I am a mom for the evening. Once everyone is in bed I might go back and finish up a project and then off to bed.

I also have found that my weekends are important to my family, so again I might awake before everyone else to get a couple of hours in, but once they are up - I am mom and they have my full attention.

Does it work? Well, nothing works to perfection, but I try and give it my best shot!

Now that School starts soon I find myself re-organizing my day around the husband and kids. LOL! Oh! and did I mention I have my middle son is now a senior who will graduate this year and preparing him for college is another ballgame.

But, I love my life and would not trade anything for it! And I am look forward to another year of front row seat at every high school football game watching my two boy's work hard and love the game of football.

Do You Know Your Flag Etiquette?



Summer, with its bevy of patriotic holidays, is a great time to wave the American flag. But lots of people don't really know the right and wrong ways to display and care for their flag. There is actually a legal set of instructions for the care and handling of the American flag, set out in the Federal Flag Code, which became law the year after the attack on Pearl Harbor. Here's what you need to know to show the flag its due respect.

You can fly your American flag any day of the year, but most people enjoy putting out the flag on patriotic holidays. The flag can fly from sunrise to sunset. The only way it can be left out all night is if it is illuminated the entire time. The flag shouldn't be left out in the rain or in other inclement weather. Give it plenty of room to hang free so it doesn't flap into any foliage or walls. It always flies with the union, or canton (the blue area with the stars), side up. If you are going to fly the flag at half-staff, first raise it to the peak of the pole and then lower it; raise it again to the peak to take it down.

When you're not flying your flag, store it in a moisture-proof container in a safe spot. Make sure the flag is dry and clean before you store it (a damp flag may get moldy). If it's dirty, hand-wash it in cold water with mild detergent and then air-dry it before storing — or take it to a dry cleaner. Fold the flag in half width-wise twice. Then fold up a triangle at a time, starting at the striped end. When you have only the end of the union (the area with the stars) left, fold it down into a triangle and tuck it inside the other folds.

If your flag is frayed or beyond repair, you should retire it and get a new one. The Federal Flag Code suggests that an old flag be ceremonially burned, but this isn't recommended today (particularly since some all-weather flags are nylon, which shouldn't be burned). Instead, you could box up and bury your flag. Better yet, call a local veteran's organization or Boy Scout group; either would be glad to retire the flag in a respectful manner. There is a rule that the flag shouldn't touch the ground, but if yours does accidentally, it's not necessary to retire it. Just clean it and continue to use it respectfully.

The flag is a symbol of the United States, not a decoration. That's why the Federal Flag Code lays out such strict advice about how and when the symbol can be used. If you are entertaining and want to go with a patriotic theme, avoid paper products with flag images. Instead, choose red, white and blue bunting or items decorated with stars. The flag should always be displayed on its own staff and be larger or more prominent than other flags. Never carry a flag horizontally; it should always be held aloft so it is able to hang freely. The only time it's appropriate for a flag to be flat or to cover anything is when it's placed on a coffin.

What Services Do You Offer As A Real Estate Virtual Assistant

As the real estate market changes, so do the responsibilities of a real estate virtual assistant.

If you have been offering your services to real estate professionals for sometime now you might notice that when the market is busy, you are busy coordinating listings, leads, handling the transaction to ensure a successful closing. This might lead to not enough time to maintain the real estate professionals daily tasks or special projects.

When the real estate market is slow you might find yourself with a little more time on your hands. This is a great time to accomplish those long-term goals your clients might have had on the back burner.

Here is a list of some of the projects you can update or begin for your client to get them ready so when the real estate market turns around they are ready and they have the exposure to get the listings or the buyers.

1. Update their pre-listing package
2. Update their listing presentation
3. Update the content, photos, resume, and keywords/meta tags on their website
4. Review designations that might be of a benefit to them. There are news one coming out and you should be aware of them.
5. Organize and update their contact management program
6. Organize their computer files - You will need a program to access their computer. Something like www.LogMeIn.com or www.GoToMyPC.com are good one's.
7. Review and update their buyer and seller campaigns.
8. Create a blog & Submit to various blog directories.
9. Update their newsletter with new photos, new designations, market stats, etc.
10. Review programs that might prove to be a tremendous benefit to the real estate professional.
11. Set up their profile on social networking sites.
12. Review the direct marketing program.
13. Create templates for flyers, postcards, etc.
14. Update their testimonials. If they don't have any request them from past clients.
15. Explore other areas of their business to create a powerful marketing campaign for the local market as well as for the Internet.

As you can see there are a variety of ways that the real estate professional can use your services in a slow market. And, it is important to know how to do any of the services you offer or requested to perform.

Anyone can say they are a real estate virtual assistant, but can you walk the walk and talk the talk? If not, then you have a responsibility to learn and learn on your own time, not the agents.

And, if you are looking to offer real estate services now is a good time to focus on adding this to your resume and to your website.

No matter what type of business you are in there is always going to be someone talking about you and what you have to offer. That is just the way life is in the business world. This could be a good thing and then again it could be a bad thing. With more and more people looking to the Internet for information about the services they need they might come across negative information.

You need to always stay a step ahead and be aware of what is being said about you.

In my research I came across a website that you might be interested in or at least bookmark for future reference. It is worth your time to take a look and at least be aware of what you can do in the event someone says negative things about you or your business.

As a real estate virtual assistant and one that is well known in the industry I am always making sure that I represent the virtual assistant industry with a positive image and with the utmost integrity.

When Your Reputation Is Questioned

The Internet has become a powerful tool in gathering information about anything you want to know, but it has also become a tool for people to use to try to harm a persons intregity as well. It is amazing how one person can sabotage another just based on their anothers opinion or without checking out the facts.

When reading negative things on the Internet, remember these are individuals who hide behind the Internet and feel they are above approach.

I am all for freedom of speech, but use that freedom carefully and before you use your freedom to voice an opinion make sure you have all the facts and documentation to back it up with. If not, you can put yourself in a situation where the damage can turn on you.

Gossip is a form of jealously, in my opinion, and most people thrive on the negative over the positive.

As virtual assistants all we have is our reputation and when someone tries to tarnish that reputation it is a result of one or two things, jealously or envy.

I have been a virtual assistant for over 9 years and I have seen the good and the bad and the one thing I have learned is to always be honest, which is why I have an amazing group of virtual assistants who respect me for what I have done for the virtual assistant and the real estate virtual assistant industry. Not to mention the clients I have had the pleasure of working with and continue to have their respect.

Working Smarter - Not Harder!

Everywhere we turn today we are hearing about a negative economy. Gas prices are soaring, groceries are outrageous, prescriptions - well need I say more?

If you find that your company is downsizing - AGAIN and your future is insecure then you might want to look at the virtual assistant industry. We are growing stronger everyday. Take a look at the positives of a virtual assistant.

1. Being able to stay home and raise your family the way you see fit, not someone else. Right here you are saving money by not giving to your child care provider.

2. Save money on gas and maintenance on your vechicle - I cannot tell you how much money I save each week just in this area. Today gas prices in Mineola, Texas is $3.45 per galloon. By working from home you only need to use your car for running errands, take the kids to school and for pleasure. Not to mention doing your part in saving the environment!

Rate Your Customer Service

I had an interesting conversation tonight with a gentleman, probably in his late 70's. Mr. Barnes comes to all my son's baseball games. He does not come just to watch my son, but to watch all the boy's play. He is a true Mineola Yellow Jacket baseball fan. He loves to share stories of his past and bless his heart - sometimes tells us the same story, but we listen with care.

Anyway, tonight he was upset with a local merchant and as he told me the story I thought the only problem with this merchant was they do not know customer service.

One thing I offer each one of my client's is my full attention and it is my goal to ensure the client is happy - at no cost! Yes, there are times you just have to say - I have done my best! And if you can honestly say this and you still cannot make the customer happy, then you need to find an alternative solution. Because your reputation is on the line and you need to keep it clean you might offer to find another vitual assistant to work with them or send them the names and let them do the work in finding the best person to fit their needs.

This is one of the first things I cover in my coaching program and as I tell my client, customer service is not like it use to be in the past and it is something that can really set you apart from the rest, so no matter what services you offer your client it is important that you offer the best customer service possible.

One thing I am very proud of is my clients appreciate my caring attitude and tell me constantly that they appreciate my goal is to make sure they are 100% happy with my service, if not more. If they are not, I tell them to let me know and we will work together to make sure all the expectations are meet.

In today's world you do not see the vendor, merchant, etc taking those couple of minutes to say "how can I help you?" Most of the time they ignore you and feel you are a waste of time. Therefore, when building your virtual assistant business make sure you give the customer what they want, with a smile on your face and in your heart! By doing this you are making a name for yourself, because you are offering something that is not seen in the real world very much anymore.

The Latest In Search Engines

Ok, this is pretty cool. Go to www.searchme.com and sign up to use the beta version of this very neat way to search the Internet.

It is a virtual search engine and from what I hear from those in the know this is the new way to search the web.

It has played havoc on my website - www.kimhughes.com - I am not even in the top 20 even though I have bee in the #2 spot on Google, MSN, Yahoo, etc for over 3 years now. But, I have my web designer and SEO expert on the job to get me ranked higher.

Check it out - it reminds me of the screen that is similar to the iPhone. :D

I don't know about anyone else, but my son who is 21 and for the first time filing a tax return on his own is very excited to know that when he files his 2007 tax return this will make him eligible to receive the $600.00 check from the government. With him returning to college after taking a year off "to find himself" he sure will need it. Not to mention the IRS Tax Refund check he will receive from his tax return. He is very excited and I think it really has helped him to do all this on his own - He is getting a dose of what it is like to be an adult and responsibilites this title holds. LOL!

If you are like him not knowing which return to use, not knowing what deductions to take, etc., then are you in for a treat!

The IRS has set aside March 29th "Super Saturday" just for you! You can get the help you need - finally.

There will be approximately 320 IRS offices providing FREE help in preparing a simple 1040A for those who are filing solely to receive their stimulus payment.

Even IRS partners will be opening their doors to offer you FREE help as well.

If you are a new virtual assistant or small business owner and do not have the resources to have a CPA do your tax return then you should take advantage of this offer and let the IRS help you to determine which form is right for you, what deductions you can take, etc.

My first year of business as a real estate virtual assistant I hired H&R Block to help me and it really paid off. Now, I have a bookkeeper and a CPA to make sure my finances are in order and IRS approved.

Be Your Best As A Real Estate Virtual Assistant

Are you sitting there wondering what you can do to improve your business as a real estate virtual assistant?

As a virtual assistant you can create a flyer - so to speak - for your real estate agents listings and then submit it for free to various real estate submission sites - such as Trulia, Google Base, Zillow, Oodle, Backpage, Vast, Hot Pads, Kijiji and most important - Craigslist.

You can also take the mini postlets - shown below and add to the real estate client's newsletter, blog, etc.


As a real estate virtual assistant you can also set up and monitor your real estate agents blog. Blogger is a free program and so is Word Press.

As a virtual assistant, if you don't have a blog - you should, so when you have time - post a blog on your business.

It's a Great Time To Be a Virtual Assistant

When you listen to the news lately all they talk about is how bad our economy is right now. They always want to make everything sound so bleak.

I am hear to tell you, being a virtual assistant now is the best time! Those companies that are downsizing still need assistance and when they work with a virtual assistant their overhead drops and so do their expenses.

If you are considering the virtual assistant industry as a career you would be smart to get going now. On an average it takes 12 months to launch your business, land the clients and to get established.

The start up costs is minimal and rewards are wonderful!

This afternoon, I left my office at 2:30 to go watch my boy's (16 and 17) play their first district baseball game. I had my day planner and PDA in hand. Checked the PDA in-between innings and was there in mind, body and soul to cheer my kids on to a 13-1 win! Go Jackets!



I did realize that the hour drive I would have benefitted by having a voice recorder, so called hubby who was coming home from a business trip and asked him to pick me up one, so I could record my ideas and thoughts while I travel with the team. It will be great! Alone in my car with my voice recorder. Now, I will never forget that wonderful idea I had then forgot it! I am a true example of what a virtual assistant is and loving every minute of it!

Today I received my newsletter and it offered the following article: Hopefully, you will find it valuable.

SALE OF YOUR HOME

If you have a gain from the sale or exchange of your main home, you may be able to exclude all or part of the gain from your income.

Individuals may be able to exclude up to $250,000 of capital gain, and married taxpayers filing joint returns may be able to exclude up to $500,000 of gain each time you sell your main home, but generally no more frequently than once every two years.

To qualify for this exclusion of gain, you must meet ownership and use tests.

Ownership Test: During the 5-year period ending on the date of the sale, you must have owned the home for at least 2 years.

Use Test: During the 5-year period ending on the date of the sale, you must have lived in the home as your main home at least 2 years.

If you and your spouse file a joint return for the year of the sale, you can exclude the gain if either of you qualify for the exclusion. But both of you would have to meet the use test to claim the $500,000 maximum amount.

If you do not meet the ownership and use tests, you may be allowed to exclude a reduced maximum amount of the gain realized on the sale of your home if you sold your home because of health reasons, a change in place of employment, or certain unforeseen circumstances.

Unforeseen circumstances include, for example, divorce or legal separation, natural or man-made disasters resulting in a casualty to your home, or an involuntary conversion of your home.
If you can exclude all the gain from the sale of your home, you do not report the gain on your federal tax return. If you cannot exclude all the gain from the sale of your home, or you choose not to, use Schedule D, Capital Gains and Losses, of the Form 1040 to report it.
